Hiring an electrician for a short-term rental (Airbnb) in Lisbon is about more than fixing a socket that stopped working. In a property that hosts guests every week, the electrical system works harder, it is used by people who do not know it, and any fault shows up in a public review. Why a short-term rental demands more from the wiring
A home lived in by a family has stable habits. A short-term rental, whether listed on Airbnb, Booking or another platform, has constant turnover, suitcases charging, powerful hair dryers, portable heaters in winter and air conditioning in summer, often all at once. Add the appliances the host installs to improve the stay: coffee machine, induction hob, microwave, dishwasher.
This intensive use means problems that would take years to appear in a normal home show up within months: undersized panels, breakers that trip often, burnt sockets and overloaded circuits.
Electrical checklist for hosts
Before you publish the listing, it is worth having an electrician check:
- Consumer unit with a residual current device protecting every circuit and breakers correctly sized for the contracted power.
- Sockets and switches with no signs of overheating, cracks or loose parts, with special attention to the kitchen and bathroom.
- Lighting working in every room, including hallways, stairs and outdoor areas.
- Bathroom circuit with proper protection and no sockets near water points outside the rules.
- Fixed appliances connected in a stable way, with no makeshift extension leads or overloaded adapters.
- Emergency lighting and signage, where it applies to the type and size of the rental.
Legal requirements that touch the wiring
Portugal's short-term rental legal regime requires the owner to keep the space in good condition and working order, including installations and equipment. In practice this means having wiring that is functional and safe, and being able to show it if asked.
There are also related safety obligations: a fire extinguisher and fire blanket within their validity date, operating instructions for equipment available to guests, and visible emergency information. Whenever you make a significant change to the installation, such as increasing the power or adding new circuits, the work must be carried out by a qualified technician and properly certified.
